Frequently asked questions

How much does it cost to clear an acre of land in Texas? National 2026 cost guides put most land clearing between about $500 and $8,000 per acre; Angi reports $500 to $5,600 and HomeGuide reports $1,200 to $8,000. Light brush sits at the low end, and dense trees with stump removal sit at the high end. First Due Land Services quotes after walking the property.

Do I need a permit to clear land in Parker County? It depends on acreage, location and what you are building. TCEQ's construction stormwater general permit (TXR150000) covers clearing, grading and excavating that disturbs one acre or more, and Parker County requires a permit before a culvert goes in the county right-of-way. Check city limits and floodplain rules for your parcel too.

Who is responsible for calling 811 before excavation? When you hire a contractor, the contractor must contact Texas811. Texas law requires notice at least two business days before digging, not counting weekends and holidays, and the service is free. Utilities then have two working days to mark their lines.

What is the cheapest way to clear land? The cheapest method is the one that removes only what you need. Selective clearing of brush and small trees costs far less than full clearing and grubbing, which pulls stumps and roots so the ground can carry a foundation or road. Mulching in place also avoids hauling costs on areas you won't build on.

Do I need a culvert for my driveway? If your driveway crosses a roadside ditch on a Parker County road, the precinct commissioner decides whether you need a culvert and what size and type, and the owner pays for installation. Precinct 2 and Precinct 4 list the culvert permit at no charge. For state highways and FM roads, the permit comes from TxDOT instead.

What counties does First Due Land Services serve? First Due Land Services is based in Springtown and works in Parker, Tarrant, Wise, Jack, Palo Pinto, Hood, Denton and Johnson counties. Call 817-755-0117 or email sales@firstduelandservices.com to confirm your address is in range.

What should I have ready before asking for a quote? Have your address, approximate acreage, a survey or plat if you have one, and photos of the vegetation and any low spots where water sits. Tell the contractor what the land is for, such as a house pad, barn, driveway or pasture. That lets them price the right method instead of guessing.
